"They are the same city, financially," he said.

Picture a couple named Rosalind and Fitzgerald, 66 and 69, who narrowed their list to two Spanish cities, Valencia and Malaga. Fitzgerald found a rent report with prices per square metre. Valencia was 16.3 euros a month per square metre and Malaga 16.4 (July 2026). "They are the same city, financially," he said. He multiplied by 50 square metres and wrote down about 815 euros for Valencia and about 820 for Malaga.

Rosalind opened a second site, where residents list what they pay. It showed a one-bedroom flat in the centre at about 1,281 euros in Valencia and 1,325 in Malaga. "Which one is right?" she asked.

Both could be. The first is an asking rent across all flats in the city, per square metre, for July 2026. The second is a one-bedroom in the centre. They answer different questions.

Thirteen cities, one source, one rule

To compare fairly, we used a single source for every city: Numbeo, where residents and visitors enter what they pay. That makes the figures crowd-sourced, so treat each as a guide. The pages were updated in early October 2026. Dollar figures are Numbeo's. We show euros at the European Central Bank reference rate for 7 October 2026, when one euro was US$1.1177. Numbeo uses a rate about 1% different, so euro amounts may not match its own pages.

"Total" is Numbeo's estimate for one person's month, excluding rent, plus the centre one-bedroom rent. It leaves out health cover, where reported rates run about US$70 to US$175 a person, and it leaves out travel and one-off costs.

Boquete and Faro rest on very few reports, and Boquete has no single-person total, so we added the Panama national figure to its rent. Those rows are a first guess. Faro stands in for the Algarve.

Anyone doubling a row for a couple is estimating.

Where sources differ

Official Portuguese statistics, reported in June 2026, put the median new lease in Lisbon city at 17.42 euros per square metre for the first quarter of 2026. A 60 square metre flat comes to about 1,045 euros. Numbeo's centre one-bedroom is about 1,436 euros at the rate above. A citywide median and a centre flat are different things.

What Rosalind found

She phoned a local agent in Valencia. "A one-bedroom near the market, furnished?" she asked.

"Prices near the market sit above the city average," the agent said. "Outside the centre, less."

Rosalind looked at Fitzgerald. "The square metre number was right and so was the website," she said. "We were measuring two different flats."

You could…

  • Decide which flat you mean, centre or outside, before comparing any two numbers.
  • Ask a local agent or a landlord for three real rents in writing.
  • Ask an accountant who works with Americans abroad about income tax in the country, because it sits outside this table.
  • Price your monthly spending in the local currency too. Euro and peso costs move when the dollar does.
