Does Buying a Home in Uzbekistan Lead to a Residence Permit?
They wonder if that is still true and how long the permit would last.
Picture a couple named Dale and Renee, both 63. They read that a home purchase in Uzbekistan once brought a residence permit at a set price. They wonder if that is still true and how long the permit would last.
What I could confirm
| Item | What the official page says | Source |
|---|---|---|
| Buyers of real estate | The 2021 law on foreign citizens lists "foreign citizens who have acquired real estate in the Republic of Uzbekistan" among those who receive an identification card. No price is given. It says the purchase must follow "the procedure established by the legislation". | lex.uz/docs/6120434 |
| Length of that card | Set by age, not by the purchase: 5 years for ages 16 to 60, 10 years for over 60 (as I read the page). | same |
| Investor residence permit | A 2019 resolution links a 10-year permit to an investment of at least US$3 million in enterprises, not homes. Other foreigners are listed for 5 years, up to the passport's validity. | lex.uz/docs/4552068 |
| Investment visa | Three-year multiple-entry visa for an investment of at least 8,500 times the "base calculation value". The page does not give that value in som. | same |
The 2019 page shows later versions, and the page says some points have since lost force. I read the 12 October 2019 version.
What is left open
- A property price that brings a residence permit. No official page I reached states one.
- Whether buying a home alone gives residence, or only an identification card. The 2021 law page does not say.
- The current value in som of the base calculation value.
- A government page for foreign property buyers: one site was closed to automated reading, and I stopped there.
So the figure you may have seen for 2019 is not stated on an official page. Waiting for the government to publish a clear table of purchase amounts and permit lengths would be one way to read this. Until then, only the identification card for buyers and the investor routes are on paper.
You could…
- Ask the Uzbek migration authority which permit, if any, follows a purchase today, and get the answer in writing.
- Ask a lawyer in Uzbekistan, and an accountant or lawyer who works with Americans abroad, about the tax side.
- Compare this with a permit tied to income, which has its own rules.
What would you need to see in writing before a home became part of your plan?
Figures are estimates for planning, based on public data. Date read: 10 October 2026.
